Description:
The Greene County Board of Commissioners is seeking to identify a developer or a collaborative development team to purchase and develop an approximate 15.5- acre plat known as the “West Main Street Development Site” (“Site”). The Site is located at the City of Xenia’s
western gateway, adjacent to West Main Street (Old U.S. Route 35), and consists of three lots. The first lot is approximately 7.29 acres and sits between Greene Way Boulevard and West Main Street (Parcel ID: M40000100510000800). The second lot is sized at approximately 2.59 acres and is located east of Lot 1 and, again, between Greene Way Boulevard and West Main Street (Parcel ID: M40000100510000900). The third lot is approximately 3.73 acres and is located north of Greene Way Boulevard (Parcel ID: M40000100510001000). This lot is envisioned as a regional storm water detention area, and the County will require an easement to allow for drainage of future projects. The developer is responsible for the creation of water detention sized to the entire drainage area, not just the area necessary for its proposed project. The Board of Greene County Commissioners owns all three lots within the plat. Development of the property must include an extension to Hospitality Drive that will bisect the Site and provide access from West Main Street to Greene Way Boulevard.

Development teams shall submit 10 identical bound hard copies, one unbound hard copy, and one electronic copy. Packages must be clearly labeled “Developer Proposal and Sealed Bid for the West Main Street Development Site.”

Proposal/Sealed Bid packages and supporting materials must be received by October 29, 2018, at 12:00 PM ET to be considered. Proposal/Sealed Bid packages received after that time will be rejected. Packages should be addressed to:
