All Sheriff Sales
are pursuant to the provision of the Ohio Revised Code. All
sales being at 1 p.m. in the lobby of the Greene County
Courthouse at 45 N. Detroit St., Xenia, Ohio 45385. The
official listing of upcoming properties to be sold can be found
in the Tuesday edition of the Xenia Gazette and Fairborn Daily
Herald for three consecutive Tuesday’s prior to the date of
sale. The information provided on our website is a courtesy and
should be verified for accuracy by the official ad.
The
properties are not available for tour or inspections. The
properties are bought as is “buyers beware” without any
warranty or guarantee. The Sheriff’s Office does not have
information on liens, taxes, information on the condition or
layout of the property. Any outstanding utility bills may
be the responsibility of the purchaser. To view case file

All taxes and
assessments that appear on the tax duplicate filed with the
Greene County Treasurer will be deducted from proceeds from
the sale. This includes taxes and assessments for 2010,
prior years yet unpaid and delinquent tax amounts. The
successful bidder will be responsible for any subsequent
taxes or assessments that appear on said tax duplicates
after the date of the sale of the property.
The starting
bids will be two-thirds of the appraised amount unless
otherwise noted. The appraisal is a “drive by”
appraisal. The appraisers assume no responsibility for, and
give no weight to, unknown legal matters, including but not
limited to, concealed or latent defects, and/or the presence
of harmful or said chemicals, pollutants, or gases.
The
successful bidder must deposit 10% of the successful bid by
personal check with the
Purchase Information Form at
the conclusion of the sale. The plaintiff’s attorney
prepares the confirmation entry and the deed. Once the deed
is executed the purchaser will be notified to submit the
remaining balance plus transfer and recording fees. The
balance is to be paid with certified or cashier’s check made
payable to the Greene County Sheriff's Office. Failure to
submit the balance could cause for contempt proceedings to
be filed.
